Post construction cleaning that finishes before the keys change hands

Wash Authority does post construction cleaning in Jefferson City and across central Missouri for new commercial and residential builds. We walk the site, write the scope, then clean in phases timed to your turnover date.

At a glance
  • What it is: cleaning a new build in phases, from rough clean to final clean.
  • What you can book: rough clean, final clean, windows, exterior pressure washing and cleanup.
  • Who it is for: builders, general contractors and property managers before turnover.
  • When to book: as soon as you know your turnover date, so the phases fit the trades.
  • How to get a bid: request one online or call, then we walk the site and write the scope.

Post construction cleaning phases, in order

Book one phase or all of them. Each one goes into the written scope only if your build needs it.

  1. Site visitFirst we walk the site with you, then we write a detailed scope of work.
  2. Rough cleanThe first pass takes small debris and fine dust out of the interior, so the build can move toward turnover. On a bigger build, we can split it into more than one phase.
  3. Final cleanNext comes the detail work. We dust from light fixtures and ceiling fans down to baseboards, then vacuum carpet and mop floors. We also wipe down office, kitchen and bathroom surfaces and take adhesives off doors and appliances.
  4. Post construction window cleaningWe clean the glass inside and out, take off adhesives and detail frames and sills. For glass on a repeating schedule, see commercial window cleaning.
  5. Post construction pressure washingThen the outside matches the inside. Exterior flatwork and surfaces get our hot water pressure washing in the same scope.
  6. CleanupCleanup is its own job, and we fit it into the rest of the scope.

We also use indoor reclamation for floor prep when the scope calls for it.

What we need from the builder before a post construction clean

Send what you have with the bid request. Missing items are fine, because the site visit fills in the rest.

  • Address and build type, commercial or residential, plus the rough size.
  • Your turnover date, plus when the other trades expect to finish.
  • Access, so the crew can get in with keys, a lockbox, codes or a super on site.
  • Water and power, and whether both are on yet.
  • Floors to protect, if you have carpet, hardwood, stone or anything specialty.
  • One decision maker who signs off on the scope and then the finished job.

What you get back after the final clean

  • A property cleaned to the written scope, so you can check every line against the site.
  • Glass clean inside and out, with adhesives off and frames and sills detailed.
  • An exterior that matches, because we wash the flatwork in the same scope.
  • Proof of coverage, since we are fully insured with workers' compensation. A certificate of insurance is available on request.

Offices, tenant spaces and apartment buildings all turn over on dates other people planned around. If your build has tall ceilings with overhead dust, add industrial cleaning and high dusting. For builds at the lake, see our Lake of the Ozarks page.

Builder questions about post construction cleaning

A rough clean is the first pass and a final clean is the last. The rough clean takes small debris and fine dust out of the interior. The final clean is the detail work, from light fixtures and fans down to baseboards, floors and leftover adhesives.
Yes. Book one phase or all of them, and each goes into the written scope only if your build needs it. We confirm the list on the site visit.
Yes. Post construction window cleaning covers interior and exterior glass, and post construction pressure washing covers exterior flatwork and surfaces. Both fit in the same scope as the interior.
Our focus is new commercial and residential construction getting ready for turnover. Remodels are case by case, so describe the project and we will tell you what we can take on.
The scope of work. Square footage, the phases you book, how much dust the trades left, the window count and the exterior flatwork all move the bid. You get the number after we walk the build.
