    Pollen, droppings, leaf litter and mildew streaks on the shady side. So on metal, it looks dull and dusty.

    Webs strung beam to beam and nests in the corners. We take them down, because nobody looks under a dock until a web hits them.

If a dock goes into winter dirty, it stays dirty until spring. That is why fall counts.

On busy water near Lake Ozark and Osage Beach, rental docks often need a midsummer reset. In the wooded coves around Gravois Mills and Sunrise Beach, green film comes back faster, so the fall wash matters more.

Why we clean docks with hot water and little to no soap

Whatever comes off a dock falls through the boards and into the cove. So we wash with heat instead of chemistry.

Our custom-built hot water skids bring the heat right to the dock. Then heat and a steady rinse loosen webs, droppings, pollen and sunscreen film. Less soap on the boards also means less soap in the water you swim in.

On land, the method changes. For example, we soft wash the house and use hot water pressure washing on driveways.

Dock roof cleaning for metal roofs

Metal dock roofs are a specialty of ours. The roof over a slip catches pollen, droppings, mildew streaks and leaf litter.

Rain does some of the work, so the roof can go longer between washes than the floor. When it is due, hot water brings the metal back without a strong cleaner running into the lake.

Dock cleaning questions

Mostly, yes. We use hot water and little to no soap, so the rinse that falls through the boards carries far less into the cove. Heavy greasy film is the one spot that may need a little more than water.
Spring, ahead of the first warm weekend, works for most docks, and fall is the next best window. Spring clears winter film and fresh webs, while fall keeps summer buildup from sitting all winter. Rental docks often add a summer reset between guests.
