Concrete stains: what you see, what it is, and what we do about it
What you seeWhat it isWhat we do
Oil and greaseDark, dull patch under a car, mower or grill. Oil soaked into the pores. Pre-treat, wait, then hot water. Very old oil can leave a faint shadow.
Tire marksDark streaks where a tire sits. Rubber pressed in by weight and heat. Cleanser first, then hot water.
RustOrange spots near metal or sprinkler spray. An iron stain, not dirt. A rust cleanser, then a rinse. Any pits stay behind.
Green algae and moldSlick green film in shade or under downspouts. Living algae and mold. Hot water and cleanser. If shade and damp stay, it slowly comes back.
Black mildewBlack freckles on north-facing walks and steps. Mold and mildew colonies. Same as algae, plus extra dwell time.
White powderWhite chalk or crust, worst after wet spells. Efflorescence, mineral salt left behind as water dries. We remove efflorescence and calcium. On brick and block, masonry sealing slows the return.
Leaf tanninsTea-brown, leaf-shaped marks after fall. Dye from oak and maple leaves. Treat the stain, then hot water.

How we clean concrete with hot water

  • First, we treat the stains. Oil, rust and tire marks get a cleanser and time to work. That wait is the dwell time.
  • Next comes hot water. Our custom-built skids heat water over 235 degrees. That heat lifts oil, soiling and growth out of the pores.
  • Then we wash the whole slab. So the treated spots blend in instead of standing out as clean patches.

It is the same hot water pressure washing we run on lots and lake docks. Our crew brings it to slabs in Jefferson City, Columbia, Fulton and around the Lake of the Ozarks.

What concrete cleaning can't fix

A good wash removes what sits on the surface and in the pores. But it can't rebuild concrete that is already gone, so we point these out before we start.

  • Etching. The top layer has worn away, so the patch stays rough and dull.
  • Rust pitting. The orange comes out, but the small pits stay.
  • Cracks and flaking. Freeze-thaw damage shows more after cleaning. Cleaning does not repair it.
  • Old oil shadow. Deep oil may leave a faint ghost once the stain is out.

Oil like this gets a pre-treat first. Very old oil can leave a faint shadow.

Once the slab is clean, it is the right time for concrete sealing. Sealer cuts down the water, salt and oil that soak back in. For gas stations, dumpster pads and loading docks, see commercial pressure washing.

Concrete cleaning questions

Let the slab dry in the sun. Dirt and damp fade, but oil stays dark and dull. If the patch is still there after a dry afternoon, it is oil.
The shade and moisture never left. Cleaning removes the growth, not the conditions. So trimming a branch or moving a downspout helps slow it down.
Not by itself. White powder is efflorescence, mineral salt left when water dries out of the concrete. Freeze-thaw is what cracks and flakes a slab, and sealing can slow the powder's return.
Mostly the size of the slab and how much of it needs stain treatment. Heavy oil, rust, thick growth and tight access add time, and so does sealing afterward.
